Construction permit issued for Zelené Vlčince, with more than 40% of units pre-sold

The final construction permit has been issued to developer Reinoo, authorizing the breaking of ground for the Zelené Vlčince residence. The permit was granted by the City of Žilina Building Authority. Reinoo is building two residential units in the northeastern section of the Vlčince neighborhood, with 140 new apartments and 192 parking spaces. Since November, when pre-selling was launched, almost 40% of the units planned to be built have been either sold or reserved.

Zelené Vlčince comprises two residential blocks with one to four-room units ranging from 29 to 126 square meters and high-quality five-room penthouses with spacious terraces. The newly-constructed buildings are rising in Vlčince between streets Moskovská and Bulharská. When construction of these residential units is completed, there will be family living with an excellent layout of apartments with above-standard large balconies and underground parking.

Much emphasis was placed on incorporating green solutions and greenery in developing the project. Near the residential units there will be a superior level park with already grown trees reaching a height of six meters. The roofs of the residential blocks themselves will be green with vegetation. Installed rainwater draining systems put water back into the soil instead of diverting it into the sewer system.

Work to implement the project itself commences in early May 2019. In the coming weeks, the land will be cleared and readied for the start of construction. Underground high and low voltage lines will be relocated and then excavation work will proceed to lay the foundations. After the concrete base plate has been built, the reinforced concrete structure will start rising and with completion and occupancy permits to be issued by the end of 2020, the first owners can be expected then to start moving in.

In order to eliminate any adverse effects of construction on the local community, there will be no traffic restrictions at all affecting buildings or residents living at the block. There will be partial restrictions only for traffic leaving the construction site on Obežná street outside the site, which will be properly marked with traffic signs.

Zelené Vlčince is rising in the built-up Vlčince neighborhood between streets Obežná, Bulharská and Moskovská, comprising two residential blocks with one to four-room units ranging from 29 to 126 square meters and high-quality five-room penthouses with spacious terraces. Prices including cellar storage areas start at € 57,900. The most expensive units are located on the top floor. These are deluxe five-room penthouses measuring 190 square meters in area with 85-square-meter terraces.


“The interest in Zelené Vlčince during pre-selling confirms that we are targeting the needs of future owners,” says Roman Petro, project manager at Reinoo. “Nevertheless, we want our project to contribute toward better living even for current residents and overall to supplement, develop and enhance a neighborhood that has been somewhat neglected. That's why we increased the number of parking spaces from what we originally envisaged in order to get the most out of the area and to have more green space. The project will also include a new large, state-of-the-art children’s playground that will be open to all Vlčince neighborhood residents.”

All blocks will be eight stories high, with the top floor set back. New residents of Zelené Vlčince will certainly appreciate the services available near the buildings to be constructed. Just a 15-minute walk away there is a dam and reservoir, parks, a nursery school, kindergarten and primary school. There is also a post office, pharmacies, shops, a church, cafes and restaurants, a polyclinic and a customer center nearby. There will also be a new children’s playground directly in front of the residential units.

Reinoo has already completed several development projects, having successfully completed the first phase of the new Pod Zábrehom district in Púchov, which will have 108 residential units in six blocks when the project is finished. It has also reconstructed several office buildings directly in Žilina. Two years ago, it renovated the historical Bank of Žilina building on Legionárska ulica, right next to the synagogue. Earlier this year, the former Vlčince post office was fully rebuilded. The completed multi-purpose building has more than 12,000 square meters of leasable space.
