Reinoo is building its largest residential project yet in Žilina. Zelené (Green) Vlčince is growing in the Vlčince neighborhood of the city, with 140 new residential units and 200 parking spaces within walking distance of a reservoir and the Žilina Forest Park.
Zelené Vlčince comprises two residential blocks with one to four-room units ranging from 29 to 126 square meters and high-quality five-room penthouses with spacious terraces. The newly-constructed buildings are rising in Vlčince between streets Moskovská and Bulharská. When construction of these residential units is completed, there will be family living with an excellent layout of apartments with above-standard large balconies and underground parking.
Much emphasis was placed on incorporating green solutions and greenery in developing the project. Near the residential units there will be a superior level park with trees growing up to six meters. The roofs of the residential blocks themselves will be green with vegetation. Installed rainwater draining systems put water back into the soil instead of diverting it into the sewer system.
“In designing the project, we focused on what future owners would want and I believe that how the units are laid out and furnished, the facilities available and the options for spending leisure time can meet their desires,” mentions Reinoo project manager Roman Petro. “Besides standard-size units, there are also larger ones available that can be an alternative to living in a free-standing family house.”
The project also envisages a children’s playground, with occupancy of the units scheduled for 2020
All blocks will be eight stories high, with the top floor set back. New residents of Zelené Vlčince will certainly appreciate the services available near the buildings to be constructed. Just a 15-minute walk away there is a dam and reservoir, parks, a nursery school, kindergarten and primary school. There is also a post office, pharmacies, shops, a church, cafes and restaurants. There will also be a new children’s playground directly in front of the residential units. Construction is scheduled to begin in early 2019, and with completion and occupancy permits to be issued by the end of 2020, the first owners can be expected then to start moving in.
“Our goal was to create modern urban living to fit into the atmosphere of this pleasant neighborhood, while respecting the height and character of the surrounding buildings and to include an extensive park and playground that would be open to the public,” explains architect Peter Gažo. “We are quite aware that parking has been a problem in Vlčince, so the number of parking spaces and the dimensions of the parking area should calm worries among any of the owners that there will be no place to leave their cars in the evening. Even while purchasing a place to leave, all of us are also thinking about making a good investment. So we are taking care that unit areas are reasonable and laid out well, with no blind spots, with units designed to be easy and flexible to arrange.”
Reinoo has already completed several development projects, having successfully completed the first phase of the new Pod Zábrehom district in Púchov, which will have 108 residential units in six blocks when the project is finished. It has also reconstructed several office buildings directly in Žilina. Two years ago, it renovated the historical Bank of Žilina building on Legionárska ulica, right next to the synagogue. It is also finalizing the reconstruction of the former post office in the Vlčince neighborhood, offering more than 12,000 square meters of leasable space when it is completed.
